Preparing Your Home To Sell

It is HIGHLY recommended that if you are seriously interested in selling your home or real estate investment to follow these basic steps:

1. Emotionally let go of your home and get ready for an offer

This step is essential when preparing to get ready to list your home and is often the most difficult for some home sellers. There are many memories made in a home and an emotional bond formed over time to your living space. When selling your home, you are opening the opportunity for other people or families to begin a new life in this living space and to make it their own. In order to sell quickly at the highest price, you want your home to show well and attract serious offers as quickly as possible. This will also help you to make more objective decisions about the selling process down the road from when you are comparing your home to the market's needs and steps in between to closing.

2. Compare your home honestly with what the market is asking for

It is natural to want to get highest and best offer on your home based on how much time you have invested living in your home. However, if you have deferred maintenance or outdated major features, you need to understand that will affect your home's desirability when compared to today's market standards of what buyers are looking for. 

3. Disclose all information about your property to your listing agent

  • Disclosure can relieve stress and simplify the sale. Being honest about what you are selling protects you legally and encourages trust with between you, the buyers and your real estate agent. 

Suggested disclosures would be:

  • Repairs or improvements made to the home

  • Homeowners Associations and Covenants

  • Square footage

  • Number of bedrooms

  • Roof Leaks or if it needs to be replaced

  • Age of roof

  • Termite Damage

  • Siding problems

  • Issues with appliances

  • Window leaks or malfunctions

  • Electrical

  • Plumbing

  • AC/ Heating Units

  • Water Damage

  • Sinkholes

  • Flood zone

  • Foundation cracks, subsidence 

  • Lead based paint

  • Known toxic materials in the home (Radon, Asbestos, Mold, etc...)

  • Any or all legal issues that could cloud the title

4. Staging your home: Depersonalize & Remove Clutter

When selling your home, you want to make it less about your personal style. Depersonalizing creates a blank slate for buyers to imagine themselves in the home, which is what will get you your desired offer! In order to sell quickly at the highest price, you want your home to show well and attract serious offers as quickly as possible. It is important to view your home through "the buyer's eyes" and see what jumps out at you, whether it is negative or positive.

  • Remove family portraits & personal photos

  • Start packing sentimental belongings

  • Remove clutter & personal knick-knacks

  • Organize all clothes & personal items in drawers

5. Repairs & Painting

Any minor repairs needed around your home are highly recommended, such as patching holes and cracks in the walls or ceilings and fixing broken appliances and AC/Heating Systems. This will increase your chances in getting top dollar for your real estate. The less work the buyer has to do to the property, better chance that they will offer at asking price. 

Paint Interior Walls In Neutral Tones. Sticking with a beige or grey pallet will appeal to general buyers while also giving your home that new updated feeling. 

6. Curb Appeal & Landscaping

You don't have to go out and spend a lot of money on curb appeal, but keeping the grass trimmed, tree branches that obstruct the view of your home tamed, and replacing disintegrated stepping stones or garden rails will bring a welcoming vibrancy to your property. The more manicured and happy, the better!

7. Home Hygiene


  • Scrub kitchen and all bathrooms

  • Wash floors and carpets

  • Update bug inspection

  • ODORS & PERSONAL SMELLS: Smells can make or break a buyer's interest in a home. Top 2 problematic smells come from smoke or pet odors. For intense odor that spray or candles can't keep at bay, it is suggested to hire a Ozone Air Purifier professional to kill any odors and bacteria from the home. You want the home to smell as clean as possible. 


8. Making your home easy to show

Now that your home is ready to show, your listing agent will be ready for scheduling appointments with potential buyers and hosting open houses for the public to know your home is on the market. 

It is best to communicate with your agent times you can be flexible to let buyers and other agents to view your property. If you are still living in your home for sale, it is suggested to have at least 1-2 hour notice prior to letting buyer's view your home, but this can be adjusted to your situation. We can request up to 24 hour notice, but it is not recommended if you wish to have a buyer as quick as possible. 

When listing with Jennifer, your listing will be available to be viewed by other company's real estate agents to increase your house selling probability.

Jennifer is a member of Pinellas Realtor Organization and has a high security lock box system to track who viewed your home, what time, and sends out immediate feedback requests to the agent showing. 

9. Be open to the feedback presented by buyers and showing agents

Feedback is a valuable tool that helps your chances to selling your property faster by getting honest opinions from the eyes of the buyers. This will help you evaluate if you wish to put more improvements in your home or to adjust the asking price based on what is presented.
